Waterfront and canal-front property is valued the same way as any real estate — fair market value based on comparable sales — but the comparables are harder to find and the spread between valuations is often much wider. Frontage, water depth, dock rights, seawall condition, and flood-zone designation all move the number. In contested cases involving Lake St. Clair property, using an appraiser with genuine waterfront experience makes a substantial difference.

What is discovery and how long does it take?

Discovery is the formal exchange of information between spouses — financial documents, interrogatories (written questions answered under oath), requests for production, and sometimes depositions. In a straightforward case it might take 60 to 90 days. When one spouse is uncooperative or assets are complex, it can stretch several months and may require motions to compel. Thorough discovery is often what determines whether a settlement is fair.
